Behind the Numbers: A $3 Million Month, and What It Says About Our Market
This past month, I closed seven transactions totaling $3 million in production, five homebuyers, two sellers, and every single one of those deals came with its own story. Numbers like that are always nice to see, but what I actually want to share with you isn't the total. It's what got us there.
It Was a Month Built on Relationships, Not Transactions
Two of the buyers I worked with this month were repeat clients, people I'd helped sell a home and find their next one. There's something genuinely rewarding about being trusted a second time. It means the first experience actually mattered.
One client found me through a referral from a realtor who isn't even active anymore. Her family member was relocating to Northeast Florida, looked me up, read a few reviews, and reached out. That kind of trust, passed along from someone who isn't even in the business anymore, isn't something I take lightly.
And then there was the buyer I'd been in touch with for eight years. Eight years of check-ins, market updates, and patience, waiting for the right time, the right home, the right moment for their life. Watching that finally come together this month was, honestly, one of the best parts of my job.
In total, four of the five buyers this month were purchasing their first home. If you've ever bought a first home, you know it's rarely just a transaction. It's a milestone, and I'm grateful to have been part of four of them at once.
What This Month Tells Us About the Northeast Florida Market

Sellers who price their homes thoughtfully and present them well are still finding strong interest and moving quickly. Buyers, meanwhile, have more room to be selective and make confident decisions instead of feeling rushed into an offer.
That balance is exactly what made a month like this possible, sellers who trusted the process enough to list, and buyers, including several stepping into homeownership for the very first time, who found the right opportunity at the right time.
